    Kepong is a town in northern Kuala Lumpur, Malaysia. The name is a Malay word meaning "Enclose" or "Surround", as the town is surrounded by a mountain range.The Kepong Sentral KTM Komuter station is a KTM Komuter train station located in Kepong, in the northwestern area of Kuala Lumpur. The station is the newest addition to the KTM Komuter system, opened on 1 July 2006. Situated just beside this station is the Kuala Lumpur Middle Ring Road 2 (MRR2). Starting from 1 December 2008, it became one of the stations of the Sentral KL-Ipoh-Sentral KL intercity route. However, it was ceased in August 2010 and replaced by ETS services to Ipoh


    The Kepong Sentral Komuter station was built to cater traffic in Kepong, a suburban area. The Kepong Komuter station, which also serves the same locality is located 1 km away. The Sungai Buloh-Serdang-Putrajaya MRT line will be connected to this station, and is currently under construction. The MRT station for Kepong Sentral is set to open around July 2021. KEPONG sounds like a tired old place at the edge of Kuala Lumpur, which many would visit once in a while, lured by its variety of Chinese restaurants and food stalls — some which have been there for generations. But lately, property investors and new homebuyers are flocking to Kepong, especially to its old town. It has become one of the “hottest” areas for new high-rise residential developments north of Kuala Lumpur city centre. Other than the MRT stations, Kepong and its surrounding areas are seeing more redevelopment efforts and new infrastructure, such as the completion of several new highways and road widening projects, hypermarkets and commercial hubs,” says LandServe Sdn Bhd managing director Chen King Hoaw. The improved infrastructure and connectivity has encouraged a number of developers to build there.


    According to Metro Homes Sdn Bhd director See Kok Loong, at least eight new high-rise developments have been launched in Kepong over the past three years such as The Henge Kepong by Aset Kayamas Sdn Bhd, United Point Residence by UOA Development Bhd, LakePark Residences by JL99 Development Sdn Bhd and Fortune Centra by Asian Pac Holdings Bhd. Kepong’s new property development boom was sparked by the announcement in mid-2016 of the Mass Rapid Transit (MRT) Sungai Buloh-Serdang-Putrajaya Line 2 and that seven of the 26 proposed stations along the route will be located in Kepong, namely Damansara Damai, Sri Damansara West, Sri Damansara East, Kepong Sentral, Metro Prima, Kepong Baru and Jinjang. “Now with Jalan Kuching and Duta-Ulu Kelang Expressway at the east, the North-South Expressway and Selayang-Kepong Highway at the west and the Damansara-Puchong Highway at the southwest, Kepong has very good connectivity by road to Kuala Lumpur city centre, Petaling Jaya and other parts of the Klang Valley,” New launch price benchmark Prices of new high-rise residences have been trending up. Some of the units in projects that were introduced over 2016 and 2017 were tagged as high as RM700 psf. “Condominium units at The Henge with built-ups of 1,100 sq ft to 1,300 sq ft were launched at just over RM400 psf. Subsequently, we saw serviced apartments in United Point Residence with built-ups from 667 sq ft to 1,206 sq ft being launched from RM555 psf. This was followed by East Parc @ Menjalara offering serviced apartments of 600 sq ft to 1,522 sq ft from RM708 psf. “Generally, the unit size is becoming smaller while the price psf is getting higher. Of course, there are also other factors that contribute to the developer prices,” LandServe’s Chen shares.


    UEM Sunrise Berhad which has entered into a shareholders subscription agreement (SSA) with Mega Legacy Equity Sdn Bhd (MLE) to collaborate in a mixed commercial development in Kuala Lumpur, has announced that the conditions precedent to the SSA have been satisfied. In a filing with Bursa Malaysia yesterday, UEM Sunrise, the master developer of Iskandar Puteri, said the conditions precedent to the SSA were satisfied yesterday. Among the conditions precedent to be satisfied include a due diligence exercise on the parcels of land being developed, as well as for MLE to procure the state authority’s consent from the Datuk Bandar. “The SSA is now unconditional and the effective date is April 2, 2019,” said UEM Sunrise The 72.7 acres, consisting of 10 parcels on lease for 99 years, will be acquired by MLM from Datuk Bandar for RM416.4mil. Sunrise Bhd had also proposed to subscribe for 500,001 shares in MLM for a total subscription price of RM279.3mil. Part of the proceeds from the proposed subscription will be used by MLM to part finance the purchase price of the parcels to Datuk Bandar.


    UEM Sunrise, in its announcement last April, said the proposals were in line with its land-banking strategy to increase presence in high-growth locations in the Klang Valley. “The said parcels are located in a prime, mature location within the developed area of Kuala Lumpur.” The company said the collaboration with MLE allows UEM Sunrise the opportunity to secure a sizeable land with an approved development order within Kuala Lumpur and readily available infrastructure with good accessibility and connectivity. “The Kepong-Sentul district is a strong population growth area as there was a surge in the first-time home-buyer population from 2000 to 2010,” it said.


    Based on the development order, UEM Sunrise said two interchanges would be constructed connecting directly to MRR II. “The first interchange would be completed within 18 months from the first launch of the proposed development, while the second interchange would be completed in 2027.” “The proposed development shall have components comprising mainly serviced apartments followed by commercial offerings and amenities which will provide the necessary catalyst for the creation of wholesome and sustainable communities,” said UEM Sunrise. The company added that it was premature to ascertain the development cost, expected profit and additional financial commitment for the proposed development, as the detailed layout plan for the proposed development has not been finalised. “The proposed development is expected to contribute positively to the company‘s future earnings and further enhance its profile as a reputable township developer,” said UEM Sunrise.
